The Golden Visa is not a single scheme with a single test. It is a set of categories, each with its own eligibility criteria and its own evidence requirements, and those criteria are revised from time to time by the issuing authorities.
Most of what circulates online about it – thresholds, durations, qualifying amounts – is either out of date or was never accurate. We do not repeat those figures here, and you should be careful of any firm that quotes them without checking your case.
The categories
Who it is aimed at.
Broad groups the scheme is built around. Whether you qualify depends on evidence, not on which group you feel you belong to.
- Investors, including real estate investors, subject to the current qualifying conditions
- Entrepreneurs and founders of approved or accredited ventures

Golden Visa applications are assessed on documented evidence, not on a description of your circumstances.
The difference between an approved and a refused application is usually not eligibility – it is whether eligibility was demonstrated in the form the assessing authority expects. A qualification that is genuine but unattested, or an investment that is real but held in a structure the file does not explain, will not carry the application.
What an evidence pack usually contains
- Identity documents, and passports valid well beyond the application
- Attested qualifications, where the category is based on expertise. Attestation takes time
- Evidence of professional standing – registrations, licences, recognitions – as the category requires
- For investment routes, documentation of the investment and how it is held
- Letters of recommendation or nomination where the category requires them
- A coherent explanation tying the evidence to the criteria being claimed
Why applications fail
Said plainly, because it saves you a fee.
- Applying to the wrong category. Circumstances that nearly fit one category rarely fit it well enough.
- Unattested documents. A degree certificate that has not completed the attestation chain is not evidence yet.
- An evidence gap. The claim is true but nothing in the file proves it.
- Applying too early. Some categories depend on a threshold or a status that is close but not yet met. Waiting is usually cheaper than a refusal.
- A structure the file does not explain. Investments held through entities need the chain of ownership set out.
If you do not qualify

A refusal is not the only outcome worth planning for.
Most people who ask about the Golden Visa are really asking how to live in the UAE on a stable basis. If the Golden Visa is not the right route today, it is usually not the only one.

Our first job is to tell you which of these your circumstances actually sit in, and whether the evidence exists to support it today. Sometimes the honest answer is that a different category fits better, and occasionally it is that waiting a year makes an application that currently fails succeed comfortably.
What it gives you
Beyond the length of it.
The practical differences from a standard residency are what people are really buying.
- No employer sponsor. The residency is not tied to a company, so changing jobs or closing a business does not end it
- You can sponsor your family under the terms attached to the category
- Support staff sponsorship is permitted in some categories, subject to the rules in force
- Continuity – the absence rules that apply to standard residency are treated differently, and we confirm the current position rather than repeat what circulates online
- Standing – it reads well to banks, landlords and schools, which is not a legal benefit but is a real one
